Now that spring is officially here, we can start thinking about roof maintenance. With the harsh winter many of us endured, our roofs might be a little worse for wear. Roof maintenance is crucial for keeping your roof in top shape – keeping what is outside out and keeping what is inside in.
Roof maintenance keeps your roof in good condition and ensures that you catch issues before they become big problems. After the winter, roofs usually need a little TLC. Whether you have debris on your roof, and in your gutters, or loose shingles, roof maintenance will prevent costly damages.
What to Look For During Roof Maintenance
Allied Insurance tells us what to look for when performing roof maintenance:
Look for missing, damaged or curling shingles and any other signs of wear and tear. It’s easy and inexpensive to replace one or two shingles, or to hire someone to do it for you.
Check for signs of fungus or algae. If your roof is starting to collect moss or algae, install zinc or lead control strips.
Inspect metal areas for rust. If it’s present, wire brush the rust, then prime and paint the metal.
Examine the flashing to make sure it’s solid. If not, remove all of the old caulk and scrub the area clean before resealing.
Seal any cracked mortar or caulking around joints and chimneys, if it appears to be deteriorating.
Roof Maintenance To-Do List
Other than inspecting your roof, there are some things you can do to prevent damage.
Keep an eye out for excess debris on your roof. These debris can rot and lead to rotted shingles or rusted metal. These issues can be prevented by giving your roof a sweep and cleaning your gutters.
Another chore for your roof maintenance to-do list is to trim any branches that hang over, or brush against, your roof. Not only could these branches cause physical damage to the roof, but they invite creatures such as squirrels and raccoons. Burrowing animals are dangerous for the life of your roof.
